Introduction
We have 3 adjoining self catering stone barns; each one is 2 storeys and nestles around a courtyard. We have tried to provide as much information as possible in this statement; if you have any queries please call. We look forward to welcoming you.

Arrival & Car-Parking Facilities
The large car park is part gravel and part concrete. Our private parking is approximately 30 metres of level gravel path to the entrance of the barn.
Entrance Hall
The 1 metre entrance door is level access into the hall. This has 3 doors leading to the ground floor bedroom, shower room/toilet and living area.
General Internal Areas
All internal doors are 90 cm wide, except upstairs en-suite. There are wooden floors in all rooms, except ground floor shower/toilet which is tiles. Fire alarms are fitted in kitchen and upstairs gallery bedroom. Non feather duvets and pillows are provided. Sheets, duvet cover and pillow cases are cotton.
Kitchen/Diner/Lounge Area
This is an open plan area with level access through French doors to outside paved patio area. Kitchen worktop area is 90 cm; the integrated cooker has a drop down door. There is also an integrated fridge, freezer, dishwasher and washing machine/tumble dryer.
There is a wooden oblong table with 4 chairs with no arms. One double sofa and 2 high back chairs both armed and all non feather. There is a digital tv with remote control and DVD/Video player.
Ground Floor Bedroom
Beds can be 3 foot twin beds or zipped and linked to make 6 foot bed.
En-Suite Shower Room
Wet room style shower with level access and hand rail on right. There is no space to right of toilet where there is a hand rail. There is no pedestal under the washbasin. If required plastic stool available to take into shower.
Stairs
The stairs have 12 wooden treads and when going up you turn to the left a full 180 degrees. Wooden stair gates can be put up at bottom and top of stairs at your request.
Upstairs Gallery Bedroom
Some of the room is under the eaves; the 5 foot bed is central and allows full standing either side.
Upstairs En-suite Bathroom
The door width is 80 cm wide and the room measurement is 2m x 2m with bath, toilet and pedestal hand basin.
Grounds and Gardens
Courtyard area is mainly grassed with gravel pathways. There is a level access to the patio area and then a 2 acre slightly slopped grassed garden area with outside play equipment on sand base.
Additional Information
Mobile phone reception may be available in upstairs, depending on which service you have. Telephone in each property if need to contact Mike and Alison. The barn is no smoking and no pets are allowed.

Arrival & Car-Parking Facilities

Entrance and Lounge/Kitchen Area
There are 2 steps up to the main entrance door, which is 90cm wide. You enter the lounge/kitchen area, which has 2 leather sofas, able to seat 6 people. There is a digital tv, dvd and video player with remote controls.
The galley kitchen area has work top the height of 90cm. There is an integrated cooker with drop down oven door. An integrated fridge, freezer, dishwasher, washing machine with tumble dryer are all present. There are also wall cupboards.

This is accessed from lounge by an opening with no door and has a 6 foot table with bench seats with back rest and one chair with arms. There is a 90cm wide door which takes you out level to the paved patio.
Ground Floor Bedroom With En-suite Shower Room
This is accessed from the lounge and in the passageway on your left is the En-suite, with pedestal basin, toilet and shower with one step to shower area.
The bedroom has beds that can be 3 foot twin beds or zipped and linked to make 6 foot bed. There is transfer space on both sides of the bed.
Stairs
There 13 wooden treads which form the straight stairway, with stair gates at the top and bottom.
Upstairs Twin Bedroom
There are 2 twin 3 foot beds and can be accessed either side.
Upstairs Bathroom
Toilet, pedestal basin and bath present and the measurements of the room are 3.1m x 2.1m.
Upstairs King Size Bedroom with En-suite Shower
There is a king size bed with access from both sides. The en-suite shower has sliding cubicle shower door 1.2m x 80cm in size. Toilet and pedestal basin are present.

Entrance & Lounge/Dining Area
There are 2 steps up to the 90cm wide entrance door. There is a spacious room with a vaulted ceiling, measuring 8.5m x 9m. The 2 crescent shaped leather sofas seat a total of 8 people with large digital plasma screen with dvd/video player with remote controls.
The 8 foot table has 2 bench seats with no backs and situated either side of the table. The laundry room is accessed from the lounge with two steps down and measures 1.2m x 2m with freestanding washing machine and tumble dryer.
There are large French Doors which lead onto the patio area with one step. The patio area is flat and paved.

The door on your left leads you into this room with king size bed and can be accessed from both sides.
The en-suite shower room has pedestal basin, toilet and 900mm x 900mm shower cubicle.
Ground Floor Bathroom
This is 2.1m x 2.4m in size with bath, toilet and pedestal basin.
Ground Floor Twin Bedroom
There are 2 twin beds of 3 foot and can be accessed from either side.

Upstairs King Size Bedroom With En-suite Shower Room
In the Upstairs Passageway immediately on your right there is the entrance to this bedroom, with a king size bed with access from either side. One step leads into the En-suite, with toilet, pedestal basin and 900mm x 900mm shower cubicle.
Upstairs Zipped & Linked Bedroom With En-suite Shower Room
Follow the Upstairs Passageway and on your left you will the entrance to this bedroom. It has beds that can be 3 foot twin beds or zipped and linked to make 6 foot bed. There is transfer space on both sides of the beds.
Take one step up into the En-suite shower room 2.1m x 2.4 m in size. It has toilet with access only from left, pedestal basin and 900mm x 900mm shower cubicle.
